The recommendations above are the "yes" list. This is the "no" list. Just as important.

What to avoid right now

  1. Do not buy an enterprise AI suite. At your scale, the per seat pricing and integration overhead would outpace the value you'd get. Stay with focused point tools until you outgrow them.
  2. Do not start with predictive analytics or forecasting. Your data infrastructure is not consolidated enough yet. The forecasts would be unreliable and the team would lose trust in AI quickly. Fix the data layer first.
  3. Do not automate tenant communication end to end. Operators we trust have all said the same thing: tenants notice when AI replaces human contact in sensitive conversations. Keep humans in the loop for renewals, complaints, and move out conversations.
  4. Do not hire a full time AI specialist. The recommendations above need 2 to 4 hours a week of internal ownership, not a 40 hour role. Designate an internal champion instead, or bring in an independent advisor for the first 6 months.
